Tips To Sell Your Property

If you are looking to sell your property remember:

1)   Be realistic about price, especially if you want a quick sale.
Compare the prices of property sold recently in the area and make sure your property looks just as good for value if not more.  Advertising at the right price generates ´viewings´ and one of these ´viewings´ will eventually result in a sale.  By comparing prices of other similar properties sold in the area based on m2 you can ensure you are being realistic about the price.  Another good indication is given in a bank valuation.  Your bank can give you a pre-valuation based on the ´nota simple´ (extract of your deed).  If you think the value of your property is too low then consider waiting to sell your property as it is likely to be the selling price that puts potential buyers off.

2)   Prepare all the legal papers related to the property in advance.
In addition make sure that every extensions or alteration has been registered in the land registry and in the “catastro” and check with your local town hall whether they would submit a ´certificado de no infracciones´a certificate that the property, in its current state, has no infractions or fines open in the planning department.  Presenting all the correct paperwork at the time a price has been agreed will ensure a smooth purchase process.  

3)   Present Your Property “For Sale”
Make sure your property and garden/grounds are in the best condition possible.  Fix any loose tiles, repaint stained walls and make the necessary repairs inside and out to the interior and exterior of the property to show at its best.  Cut back plants in the garden, make the garden look attractive and low maintenance. Ensure the pool is in pristine condition and clean.  Any potential ´buyers´ will see every defect as work or a possible problem. Some ´buyers´ will be prepared to take on property that requires additional work but that will be reflected in the price negotiations.  In some cases potential ´buyers´ will dismiss the property immediately and move onto the next viewing.

4)   “Top Tips” to help you “Sell” your Property and be prepared for “Viewings”

•   Remove clutter and make the property as neutral as possible to appeal to “all” potential buyers.  You are going to have to sort and pack eventually when the property is sold so it gives you the perfect change to get rid of anything you don´t want, donate items to local charity shops and make an “itinerary” of what you are leaving as this will be required for any potential sale as part of the purchase paperwork.
•   Update soft furnishings such as curtains and cushions in the living areas and to “dress the beds” in bedrooms.  This doesn’t cost a fortune and can give a “wow factor”.
•   Make your rooms appear bigger!  Too much furniture can make the rooms smaller.  You can always store furniture items away or sell unwanted furniture.
•   If you have pets watch out for pet smells and pet food lying around.  Some buyers can be put off.
•   Make the most of natural light in your property so potential buyers can actually see what´s on offer.  Gloomy dark rooms do not help.  Clean the windows´, change the light bulbs, make sure any shutters are pulled up and curtains drawn back.  If the weather is dull put lights and lamps on in advance to create a bright atmosphere in all the rooms in preparation for viewings.
•   Does your property stand out from the neighbours?  Curb appeal is important if similar property up for sale near you.  What can you do to stand out from the crowd?  Does your front door need replacing or painting?  New pot plants near the front door help with first impressions making your property more attractive than others.
•   Prepare a folder with “Helpful Information” about the running costs of the property e.g.  when the boiler was last serviced, copy of energy certificate, copies of recent utility invoices and IBI, community receipt if applicable, when sand in the pump last changed for the pool, new filters etc., to prove pool well maintained.
