Platinum Rental Requirements

As a Platinum client, Premier commit to providing the highest level of service to ensure your holiday guests have a truly luxurious 5 star experience during their holiday and in order to achieve the premium rental income on your behalf, we have outlined some key requirements to ensure we achieve the highest standards when renting your villa.  It is also crucial that your property is protected during the rental season. The following guidelines will allow us to jointly achieve this:

  • The property should be in excellent condition at the commencement of the rental season, furnished to the highest specification and all appliances, utilities having been check and in good working order. At the end of the season, the property will be handed back in the same condition.
  • All villas must be professionally spring cleaned by the property owner before the rental season commences.  Premier will arrange for an inspection to take place with the property owner before the handover to check this has been done. 
  • Premier will need 3 sets of keys prior to the season commencing, to allow the team the necessary access.
  • Property owners should provide Premier with confirmation of buildings, contents and liability insurance provisions. If this has not been taken care of, we offer full insurance services at very competitive prices.
  • Property owners should provide Premier with confirmation of liability insurance for the property, in case of accident, damages occurring during rental terms.
  • If you are renting your property in Spain, you should register your property with the authorities - Ministry of Tourism, your property will then be registered and recorded and tax will be due on gross rental income throughout the year. For further information, please speak with one of the Premier Team.
  • Property owners should take all precautionary measures to meet health and safety requirements i.e. fire extinguisher, fire exits, fire blankets for BBQ and smoke detectors.
  • The accommodation will at all times comply with all applicable national, local, trade and other laws, regulations and codes of practice relating to hygiene, fire, safety and other standards associated with the accommodation and you agree to provide all current certificates confirming compliance.
  • Property owners should ensure that all electrical and gas connections are safe and confirmed safe by experts. If the property is not new, the owner should have a certificate/stamp to verify this.
  • All boilers must be serviced annually and Service certificates should be available to Premier
  • All owners should provide a user manual for all appliances and electrical equipment in the property
  • Property owners will take responsibility for paying all utility bills throughout the season.
  • All swimming pools must be in full working order, cleaned, chemical blance and sand checked, pump and skimmer working before the villa inspection.  The swimming pool needs to be cleaned and well maintained and during the summer season, cleaned on a weekly basis. Clients are advised to provide a swimming pool guard or invest in a pool alarm system.  A Pool Notice and Pool Health & Safety Notice is also to be provided.  Please speak to a member of the Premier team.
  • All properties should have TV with FreeSky, DVD player, Hi Fi system, washing machine, fridge freezer, electric iron, microwave, smoke extractor in the kitchen and all necessary crockery and cutlery to accommodate the appropriate number of guests staying.
  • All bedrooms should have sufficient number of beds, with at least one pillow per person and 3 sets of good quality bed linen in cream or white for each bed.  Mattress protectors are recommended. The beds should be dressed with a through and matching cushion(s).  Additional blankets should also be made available.
  • Sufficient storage space i.e. wardrobes and drawers should be available in each of the bedrooms, with plenty of hangers in each wardrobe.
  • In the living areas, there should be sufficient good quality seating to accommodate all the guests i.e. sofas/armcharis and dining table and chairs.  Throws to be provided on sfas that easily mark and cushions on the sofas/armcharis to enhance the décor. 
  • Some pictures should be present in the property for decoration.
  • All properties should have some form of heating i.e. central heating, electric, gas etc. all in good working order.
  • All properties should have fans or air conditioning.
  • There should be sufficient mirrors in bedrooms and bathrooms and at least one hairdryer made available in the master bedroom.
  • Bathrooms should ideally have 3 sets of matching luxury bath and hand towels per guest. Ideally, all towels should be in cream or white.  Towelling bath mats also available, 2 per bath/shower.
  • Spare light bulbs, candles and matches should be made available if needed.  Also at least two torches.
  • Owners should ensure there are sufficient good quality sun loungers, covers, parasols, table and chairs to accommodate all guests for outdoor eating.  One sun lounger per guest is required.  All should be in top quality condition.
  • BBQ should be available with appropriate utensils and all clean and in good working order.
  • Crockery, cutlery and all other utensils should be in top condition and all matching sets.  Plastic arcylic ware should be available for Al Fresco eating/dining, consisting of bowls, plates, beakers, wine glasses and salad bowls.  (glassware/breakables are not allowed outside or around the pool).
